Good news for renters: Dubai is getting more affordable. Average rents across the UAE eased in early 2026, and there are whole neighbourhoods where a one-bedroom still costs less than a fancy weekend brunch habit. Here's where the value is right now — and what you'll actually pay.
Where the cheapest rents are

International City (map) and Al Nahda (map) lead on price — unfurnished one-beds in International City start around AED 26,000/year, while Al Nahda studios sit near AED 32,000 and one-beds run roughly AED 40,000–72,000. Also worth a look: Deira (map), Al Qusais (map), Dubai South (map), Dubailand (map) and Dubai Silicon Oasis (map) (around AED 65,000/year for a one-bed).
What you'll actually pay

As a rule of thumb in 2026, Dubai-wide averages land near AED 5,000/month for a studio and AED 7,500/month for a one-bedroom — though that swings from about AED 5,000 in budget areas to AED 12,000 in prime ones. Always check live listings; prices move building to building.
The good news: rents are easing

Average UAE rents dropped about 5.4% between January–February and April 2026 — a sign the market is rebalancing toward tenants. Translation: there's more room to negotiate than there's been in a while.
For once, the smart move in Dubai is to negotiate — the market is tilting back toward renters.
